This will be a role is a hybrid role, where you can work where is best for you but you will need to be willing and able to travel across our client’s operating areas as required. They have hubs and workspaces in Hampshire, Wiltshire, Somerset, Dorset & London
The Project Manager is a technical expert who delivers high-quality building and construction projects and programmes that enhance the value and condition of the client’s assets, improves customer satisfaction and achieve strategic objectives.
- Management of all projects and programmes to meet or exceed the agreed performance indicators, including audit, time, cost, quality, and customer satisfaction.
- Supplier management to ensure that contracts are procured competitively, transparently, and ethically, and that services are delivered in accordance with the contract terms and conditions
- Providing regular reports on project and programme progress, risks, issues and outcomes to the Head of Major Works and other stakeholders as required
- Ensuring that the quality of all works is of the highest possible standard, meeting or exceeding the client’s specifications and expectations
As a senior building surveyor, you will be responsible for:
- Preparing tender documents, including detailed specifications, for various building projects and services
- Leading procurement activities in liaison with Group Procurement, ensuring compliance with the clients
- policies and best practices
- Working with service leads and the procurement team to select the most suitable procurement routes for required work and services across all regions
- Delivering the best solutions in terms of value for money, consistently high standards, and high levels of customer satisfaction
- Ensuring that all contracts are procured in line with agreed tendering policies and procedures, and that contractual obligations are met
- Providing guidance and support to contractors wishing to become approved suppliers, helping to vet and approve them as needed
- Undertaking building surveys where required and providing advice on construction defects, remedial solutions, cost estimates and safe methods of work
- Producing detailed reports on inspection findings and recommendations
You will also have a strong influence on the strategic direction and operational delivery of building projects and services, by:
- Being a subject matter expert and a trusted advisor to internal and external stakeholders
- Building rapport, influencing and persuading stakeholders to achieve targets and value for money
- Leading on supplier procurement, contractual negotiations and operational discussions
- Using your technical knowledge and competence to develop good working relationships with stakeholders, including:
- External Contractors and Suppliers
- External Consultants and statutory authorities
- Customers, including Leaseholders
- Home Ownership and Service Charge Team
- Housing and Independent Living Team
- Health and Safety Team
- Procurement Team
- Heads of Service and Directors across the business
To be successful in this role, you will need:
- A minimum of 5 years’ experience managing building projects from inception to completion
- A relevant qualification in building or construction related discipline and membership of the RICS, CIOB or BEng, or equivalent
- Management skills / training accreditation including project management techniques
- Experience of managing budgets in excess of £1m
- Experience of leasehold matters including Section 20 procedures
- Experience of engaging Consultants, including setting out terms and conditions
- A thorough understanding of current Health and Safety with reference to the building and construction sector including requirements of CDM
- The ability to provide oral and written reports, and detailed specifications, schedules of work and tender documents
- Commercial awareness with an understanding of financial and contractual considerations
- Knowledge of property legislation, including Building Regulations, Planning Approval and the Party Wall etc. Act matters and processes
